Modern bathrooms attract tenants26/06/2008 Landlords looking to attract tenants to their properties should consider installing modern bathrooms and kitchens, an industry organisation has claimed. The National Landlords Association revealed many landlords are encountering tenants who have increasingly higher standards when choosing a property. Simon Gordon, head of communications at the organisation, explained: "This means that landlords often find that they need to make improvements to their properties in order to attract tenants." He highlighted modern kitchens and bathrooms as being two of the most attractive improvements to tenants, while hard wood flooring was also singled out. In general, landlords should ensure their properties are well decorated and kept to a high standard of maintenance, Mr Gordon recommended. The 2006 Private Landlords Survey found that 22 per cent of UK landlords believe their property is kept an "excellent condition", with it needing no further improvements. Some 56 per cent reported that minor improvements were needed to their "good" properties, with just three per cent rating them as "poor" or "very poor".
